Archon Group (“Archon”), a wholly owned investment management subsidiary of The Goldman Sachs Group, Inc., is currently seeking retail acquisition opportunities nationwide.   Its focus is development, redevelopment and joint venture retail investment opportunities in primary domestic markets.

Sponsorship/Equity:

Whitehall Street Real Estate Limited Partnership: A series of limited partnerships sponsored and capitalized by Goldman Sachs along with institutional and private investors. The most recent Whitehall Street Real Estate Limited Partnership, which was created in 2007, is a $4.8 billion discretionary equity fund.  

GS Balance Sheet: Archon also acquires real estate assets, typically deals requiring equity of less than $15 million, on the direct behalf of Goldman Sachs.

Transaction Size:

No Maximum:  Archon has expertise in underwriting large, geographically diverse portfolios and single assets, standard or complex, in a short time frame.

Minimum: $10 Million. 

Targeted Opportunities:

Development:  Ground-up new development of power, community, multi-use, or lifestyle centers exceeding 200,000 square feet.

Redevelopment:  Redevelopment or adaptive reuse of existing retail product to maximize value and location.

Brownfield / Environmentally Challenged: Site assessment, cleanup, redevelopment and disposition of environmentally challenged properties.

LEED: Creating high performance, environmentally responsible, profitable and healthy developments through innovative design and the use of green building practices and principles.

Third-Party Joint Ventures:  High level of interest in joint ventures / partnerships, including those with third-party developers.

Portfolios:  Retail portfolios or retail assets as part of a commercial portfolio, geographically diverse or concentrated within a primary market.

Transaction Structure: All cash purchases with no financing contingencies. Expedited due diligence and closing time frames.
Geographic Preferences: Primary major metropolitan markets with Washington D.C., Virginia, Florida, Texas, Illinois and southern California as priorities.  Will consider secondary markets as part of a portfolio transaction.
