Investment Management & Reporting

While the real estate management group deals with the day-to-day performance of individual assets, the portfolio management team focuses on maximizing the potential of the overall portfolios. Tailoring the portfolio strategy for clients' needs and objectives, we specifically emphasize management of debt and equity. We treat each portfolio as a separate business unit. A thorough knowledge of profits, yields, returns, leverage, working capital and lines of credit is only part of Archon's expertise. The group also provides cash flow projections for each asset and creates leverage models to project and continually update the total return on equity. The finance team coordinates all the capital markets and institutional financing efforts for real state and mortgage loan portfolios under management. Our goal is twofold: to successfully leverage the portfolios and to increase internal rates of return. Together with the considerable financial expertise of Goldman Sachs, we are able to meet these goals with creativity and innovation.

Notable financings include a $355 million performing loan securitization and two of the first securitizations of non-performing loans. The finance group also oversees a whole loan sale program designed to facilitate the direct sale of loans to institutional buyers. Since 1995, we have been involved in nearly $2 billion in debt financings, including three rated-debt transactions, which successfully returned more than $500 million in equity capital to our investors. We currently manage more than $1.5 billion in debt. Whether we are evaluating how best to group assets or monitoring portfolio position, we sharply focus on the big picture while maintaining keen oversight on the finer details.
